Owner Specific Resources
Some resources are ONLY available to Owners via our TownSq Web or Mobile App. This includes ACC Submissions, Community Discussion Groups, General Requests to The Association and The Board, Additional Association Documents, Financial Documents and Board Meeting Minutes. All other information available via the public website is to facilitate owners access, provide perspective owners with an overview of the community and as required by State Law.
Building and Improvements at The Ranches
ANY and ALL improvements on property within The Ranches requires ACC Approval. These improvements required documents to be submitted to the ACC Committee before work is started. More information on the ACC process is available to owners by logging into our system.
Utilities & Services
Utilities and Services are the responsibility of each individual Owner. This includes Electricity, Water, Septic, Trash and Internet Services. The Ranches DOES NOT have wired telephone service in the community, thus only wireless services are available through Owner subscribed vendors.
Electricity
Electrical Service is provided exclusively by Pedernales Electric Cooperative, Inc (PEC). For services and more information visit their website https://www.pec.coop/
Water and Sewer
Water and Sewer services are the responsibility of each individual owner. Owners will need to drill a well and provide septic services for their property. Owners will need to obtain permits from Burnet County and Central Texas Groundwater Conservation District. Owners can visit their site at:

The Owner should engage a Septic Engineer and Installer as required by Burnet County.
Owners should inquire with their Septic Installer on the Groundwater Permit process.
Owners have the ability to choose the location of their Water Well and it is recommended the well be drilled behind the front line of the house and in close proximity to minimize the cost to Owners.
Trash Services
Trash Collection Services are provided by Waste Connections. Service includes a 96 gallon trash bin for household waste, with once a week collection.
Trash Bin's should be placed at the curb by 7:00AM on Friday.
Recycling is not currently offered in our area.

Internet, Telephone & Cable
Internet is available from a variety of vendors which provided service through numerous methods, all of which are wireless.
Telephone service is ONLY available via wireless cellular providers or by Internet Service through VOIP.
Cable Services are NOT available in our community.
We encourage Owners to evaluate each of these options and find the service that works best for you.
Burn Ban Updates
Burnet County provides Burn Ban Notices via their website at

County Guidelines for Outdoor Burning:
Ref Outdoor Burning Rule, Title 30, Texas Administrative Code Section 111.201-221
1. Notify Burnet County Sheriffs Office before starting any outdoor bums, 512-756-8080.
2. Burning shall not be conducted after dark. Burning shall commence no earlier than an hour after sunrise and be completed on the same day no later than one hour before sunset.
3. Make sure that a responsible person stays with the burn at all times while the burn is active.
4. Have some means to control the burn (water, shovel, equipment). Means of control should be directly related to the size of the burn being conducted.
5.Clear at least a six foot distance around the bum area by mowing or grading.
6. Burning shall not be commenced if surface wind speed is predicted to be greater than twenty-three (23) MPH during the burn period.
7. Burn brush, trimmings, untreated wood or paper products only. The fire should not produce black smoke. Electrical insulation, treated lumber, plastics, non-wood construction/demolition materials, heavy oils, asphalt materials, potentially explosive materials, chemical wastes, and items containing natural or synthetic rubber (i.e. tires) must not be burned.
8. Burning must be conducted downwind of or at least 300 feet from any structure containing *sensitive receptors located on adjacent properties unless prior written approval is obtained from the adjacent occupant.
9. The authority to conduct outdoor burning under this guideline does not exempt or excuse any person responsible from the consequences, damages or injuries resulting from the burning and does not exempt or excuse anyone from complying with all other applicable laws or ordinances, regulations, and orders or governmental entities having jurisdiction, even though the burning is otherwise conducted in compliance with these guidelines. Law enforcement officers may issue warnings and citations for outdoor burning violations.
10. No burning shall be conducted on Red Flag Warning days.
